Complete BC Home Leak Detection Inspection Checklist: What We Check in Every Home

When our technicians arrive at your BC property for a comprehensive leak detection inspection, we follow a systematic checklist that covers every potential water entry point. Understanding what we check helps property owners prepare for the inspection and understand the value of the service.

Exterior inspection: We begin outside, inspecting the roof condition (shingles, flashings, vents, skylights, chimneys, and roof penetrations), gutters and downspouts (cleanliness, condition, extensions), exterior walls (cladding condition, caulking at windows and doors, siding penetrations), grading and drainage (slope away from foundation, window wells, driveway and walkway grading), and foundation (visible cracks, efflorescence, evidence of past repair).

Interior inspection: We move through the interior with thermal imaging cameras, scanning all exterior walls for moisture patterns, ceilings for roof leak indicators, floors for slab moisture or radiant heat leaks, and around all windows and doors for envelope leaks. We pay special attention to bathrooms, kitchens, and laundry areas.

Basement and crawlspace: These areas are inspected for foundation cracks, moisture on walls and floors, sump pump operation, perimeter drain condition, insulation condition, vapour barrier integrity, and evidence of past flooding or water entry.

Plumbing inspection: We inspect all visible plumbing for signs of leaks including water heater connections and T&P valve, toilet supply lines and wax rings, sink and faucet connections, shower and tub valves, washing machine hoses, and any exposed pipes in mechanical rooms.

Attic inspection: If accessible, we inspect the attic for roof leak evidence, insulation condition, ventilation adequacy, and exhaust fan termination (should vent outside, not into the attic).
