Why Fall and Winter Are the Best Seasons for Thermal Imaging Leak Detection in BC

Thermal imaging for leak detection works by detecting temperature differences on building surfaces. When moisture is present, it creates a temperature differential—evaporating water cools the surface, while wet insulation loses its thermal resistance. These temperature differences are most visible when there is a significant temperature difference between the interior and exterior of the building.
In BC, the optimal thermal imaging season runs from October through March. During these months, buildings are heated, creating a 15-30°C temperature differential between inside and outside. This temperature difference makes moisture patterns clearly visible with infrared cameras. In summer, when indoor and outdoor temperatures are similar, moisture patterns may not be detectable.
For BC property owners, this means the fall and winter months are the ideal time to schedule thermal imaging surveys. Annual inspections conducted during the heating season provide the most accurate results and the earliest detection of developing moisture issues. Waiting until spring or summer may miss moisture problems that become apparent only during the heating season.
