Spring 2027 Leak Prevention: Protect Your BC Property After Winter

Spring thaw is one of the highest-risk periods for water damage in BC properties. As snow and ice melt, water that has been frozen for months suddenly becomes liquid and seeks the path of least resistance. Freeze-thaw cycles can crack pipes, damage foundations, and compromise building envelope seals. With the 2026-2027 winter forecast to bring near-normal precipitation, property owners should prepare for a busy spring leak season.

Inspect your roof for winter damage. Ice damming along eaves can force water under shingles and into the building envelope. As snow melts, check for lifted or cracked shingles, damaged flashing, and signs of ice dam damage. Schedule a professional roof inspection if you notice any issues.

Check your foundation for freeze-thaw damage. The repeated freezing and thawing of soil against your foundation can cause cracks in concrete, movement of foundation walls, and damage to perimeter drainage systems. Walk around your property and inspect the foundation for new or widening cracks.

Test exterior faucets and irrigation systems carefully. Turn on outdoor faucets slowly and check for leaks at the connection. Before turning on your irrigation system for the season, manually inspect all exposed pipes for frost damage. Schedule irrigation leak detection if you suspect freeze damage to buried lines.

Inspect your basement and crawlspace for meltwater entry. Spring is when basement leaks become apparent—melting snow and increased rainfall raise the water table and test your foundation drainage systems. Check for new moisture, efflorescence, or water stains on basement walls and floors.

Clean gutters and downspouts after winter. Winter storms and snow accumulation can clog gutters with debris, ice, and moss. Clogged gutters can cause water to overflow behind fascia boards and into the building envelope. Clean all gutters and ensure downspouts extend at least 6 feet from your foundation.
