That persistent musty odour is your home telling you something is wrong. Learn how to track down the hidden moisture causing the smell and when to call a professional.

A musty smell in your home is more than just an unpleasant odour — it is a warning sign that moisture is present where it should not be. In British Columbia's damp climate, where homes are exposed to significant rainfall, high humidity, and seasonal temperature swings, musty odours are one of the most common complaints we hear from homeowners. The smell is caused by microbial volatile organic compounds (MVOCs) released by mould and bacteria growing in damp conditions. If you can smell it, active microbial growth is likely already underway.

The first step in addressing a musty smell is locating its source. Your nose is actually a pretty good diagnostic tool — walk through your home and note where the smell is strongest. Common locations include basements and crawlspaces (the most common source in BC homes), bathrooms with poor ventilation, laundry rooms, under kitchen sinks, around window frames, and in closets on exterior walls. Pay attention to how the smell changes with weather: if it worsens after rain, the moisture source is likely from outside — a foundation leak, roof leak, or envelope penetration.

Basement and crawlspace mustiness is particularly common in BC. In Vancouver's Lower Mainland, the high water table and clay soils mean many basements experience at least some moisture intrusion. Check for signs of water entry: efflorescence (white, chalky mineral deposits) on foundation walls, damp or stained floor edges, condensation on cold water pipes or foundation walls, and visible mould on stored items, joists, or subflooring. Even a seemingly dry basement can have elevated humidity levels that promote mould growth — a simple hygrometer will tell you if your basement humidity consistently exceeds 60%.

Bathroom mustiness is usually caused by inadequate ventilation. BC's building code has evolved on ventilation requirements, but many older homes lack proper exhaust fans or have undersized units that do not effectively remove shower moisture. Check that your bathroom fan actually vents to the outside (many vent into the attic, which is a common code violation that causes attic mould) and that it has adequate CFM (cubic feet per minute) rating for the room size. A 50 CFM fan is the minimum for a standard bathroom; larger rooms or luxury bathrooms with soaker tubs may need 100 CFM or more.

Hidden moisture behind walls and ceilings can cause musty smells without any visible water stains. This is the most dangerous scenario because the moisture can accumulate for months before structural damage becomes apparent. Common sources include: slow plumbing leaks behind shower walls or under tubs, condensation within wall cavities from warm, humid interior air meeting cold exterior surfaces (particularly in winter), leaky window frames where water tracks down inside the wall, and roof leaks where water runs along roof decking before dripping far from the entry point.

Larger areas or mould in HVAC systems requires professional remediation. After remediation, address the underlying moisture source to prevent recurrence. This may involve improving drainage, repairing leaks, installing better ventilation, or using a dehumidifier in chronically damp areas.
