
Underground Leak Detection Guide — Finding Hidden Water Main and Service Line Leaks

An underground water leak can waste hundreds of litres of water per day, silently undermining your property's foundation, eroding soil, and inflating your water bill — all without any obvious surface signs. In British Columbia, underground leaks in private water service lines (the pipe connecting your building to the municipal water main) are a common but often overlooked problem. Unlike plumbing leaks inside a building, underground leaks can go undetected for months or even years because the water dissipates into the surrounding soil.
The first sign of an underground leak is often an unexplained increase in your water bill. If your water usage habits have not changed but your bill has jumped significantly, an underground leak should be high on your list of suspects. Other indicators include: the sound of running water near your meter box or along the pipe route when no fixtures are in use, a patch of unusually lush or green lawn along the pipe path (the grass is being irrigated underground), soft or spongy areas in the yard that persist in dry weather, low water pressure in the building, and in advanced cases, water bubbling to the surface or the formation of a depression or sinkhole.
To confirm you have an underground leak, perform the meter test: find your water meter (usually in a concrete box at the property line or in the basement), record the reading, ensure all water is turned off in the building (including automatic ice makers and irrigation systems), and check the meter after 30-60 minutes. If the reading has changed, you have an active leak. Next, locate the main shut-off valve inside your building and close it. Recheck the meter. If the meter stops with the valve closed, the leak is inside your plumbing — not underground. If it continues to run, the leak is between the meter and your building, in the underground service line.
Once an underground leak is confirmed, the next step is locating it precisely. At LeakInspection.ca, our underground leak detection process uses multiple technologies. The primary method is acoustic detection: our technicians walk along the pipe route with sensitive ground microphones, listening for the sound of water escaping from the pipe. The sound of a pressurised water leak traveling through soil is distinctive — a low-frequency roar or hiss that our trained ears can identify even in noisy environments. We mark the approximate leak zone based on where the sound is loudest.
For precise location, we use leak noise correlation. Two sensors are placed at accessible points on the pipe — typically the meter box and the point where the pipe enters the building, or at fire hydrants for municipal mains. The correlator measures the time delay of the leak sound reaching each sensor and calculates the exact position along the pipe. This works on any pipe material, though metal pipes transmit sound better than plastic. For plastic pipes where acoustic signals are dampened, we use tracer gas testing: the pipe is isolated, injected with a hydrogen-nitrogen mixture, and the surface is scanned with a gas sniffer to detect where the gas escapes.
Ground-penetrating radar (GPR) provides additional value for underground leak investigations. GPR can map the pipe route (useful when the exact alignment is unknown), detect areas of soil saturation around the leak that confirm the acoustic findings, and identify other buried utilities that may be affected by the leak or need to be avoided during excavation. The combination of acoustic correlation and GPR provides the most reliable underground leak detection approach for BC soil conditions.
What happens after the leak is located? The leak point is marked on the surface with GPS coordinates and physical markers (paint, flags, or stakes). This information is provided to your excavation contractor, who digs a targeted hole at the marked location — typically 60-90 cm square — rather than trenching the entire pipe run. The repair involves cutting out the damaged section, installing a repair coupling or replacing the affected section, pressure testing to confirm the repair, and backfilling and restoring the surface. Many BC municipalities offer a leak adjustment credit on your water bill when you provide documentation of the repair.
Preventing underground leaks: understand the age and material of your service line — copper has a typical lifespan of 50+ years in BC soils, galvanized steel 30-40 years, polyethylene (PE) 25-40 years depending on installation quality. Trees planted near water lines can eventually cause root damage or create soil movement that stresses pipes. Install a pressure regulator if your municipal water pressure exceeds 80 psi, as high pressure accelerates pipe stress and leak development. And consider installing a leak detection system with automatic shut-off for proactive protection.
