Electrical Capacitance Testing for Moisture in Materials

Measurement of the dielectric properties of building materials to assess moisture content without physical contact.

How Electrical Capacitance Testing for Moisture in Materials Works

Electrical capacitance testing measures the dielectric constant of building materials, which changes significantly as moisture content increases. The testing instrument generates a low-frequency electromagnetic field that penetrates the material surface. The material's moisture content affects the capacitance of this field, which is measured by the instrument and displayed as a moisture percentage. Unlike pin-type moisture meters that require physical penetration, capacitance meters are non-invasive and can scan large areas quickly. They provide quantitative moisture readings that are essential for documenting the extent of water damage for insurance purposes and for confirming that drying has been completed during restoration. Capacitance meters are particularly effective for measuring moisture in concrete, wood, drywall, and other common building materials.

Applications in BC

  • Non-invasive moisture scanning of finished floors and walls
  • Concrete slab moisture testing before flooring installation
  • Quantitative moisture documentation for insurance claims
  • Post-restoration drying verification
  • Building material moisture content assessment for repairs

Advantages

  • Non-invasive — no damage to finished surfaces
  • Fast scanning of large surface areas
  • Provides quantitative percentage readings
  • Works on multiple material types
  • Easy to use with minimal training

Limitations

  • Less accurate at deep penetration depths
  • Calibration varies by material type
  • Surface moisture can affect readings
  • Cannot detect moisture behind metal surfaces

Equipment Used

  • Tramex CMEX5 concrete moisture meter with capacitance mode
  • Protimeter Surveymaster with capacitance sensor
  • Wagner MMC220 moisture meter
  • Tramex MR III moisture encounter
  • Kett HI-520 capacitance meter
