Ceiling Water Stain
A discoloured patch on the ceiling, often yellowish or brown, indicates past or active water intrusion from above. The stain may grow during wet weather or expand slowly over time. In BC's multi-unit buildings, ceiling stains often indicate leaks from the unit above or from a roof or building envelope breach.
Possible Causes
- •Plumbing leak from the floor above (supply line or drain)
- •Roof leak with water tracking along joists before appearing on ceiling
- •Condensation from inadequate attic ventilation
- •Failed window seal allowing water to track down inside the wall
- •Building envelope leak in exterior wall-to-roof intersections
Recommended Steps
- 1Check if the stain is dry (historical) or damp (active) — use a moisture meter or touch
- 2Investigate the source area above the stain (upstairs neighbor, roof, or attic)
- 3Document the stain size with photos and measure for tracking growth
- 4Schedule thermal imaging to trace the moisture path back to the source
