Foundation Cracks with Water Entry
Cracks in foundation walls that actively weep or seep water during wet weather indicate structural movement combined with hydrostatic pressure. In BC's clay soil regions, foundation cracks are common and can worsen over time if drainage issues are not addressed.
Possible Causes
- •Hydrostatic pressure from saturated soil against the foundation wall
- •Settlement cracking from soil movement or construction on fill
- •Shrinkage cracking from concrete curing (usually non-structural but can leak)
- •Freeze-thaw damage to foundation exposed above grade
- •Tree root pressure from large trees planted too close to foundation
Recommended Steps
- 1Document crack location, width, and whether it is active (growing) or stable
- 2Ensure downspouts discharge at least 2 metres from foundation
- 3Improve exterior grading to direct surface water away from the wall
- 4Schedule a foundation leak inspection to determine if interior crack injection or exterior waterproofing is needed
