Common Water Issue in BC
Water Heater Leak
Water pooling around a tank-style water heater or a continuously running relief valve indicates the unit is at or near end of life. BC water heaters typically last 10-15 years, and failure is often sudden, releasing a large volume of water that can cause extensive flooding.
Possible Causes
- •Corrosion failure of the inner tank (most common end-of-life failure)
- •Failed temperature and pressure (T&P) relief valve
- •Loose or corroded drain valve
- •Failed inlet/outlet water connection fittings
- •Condensation from cold water entering the tank (usually temporary)
Recommended Steps
- 1Check if water is from a leaking fitting (tighten or replace) or the tank itself (likely imminent failure)
- 2If the tank is leaking, shut off the water supply and gas/electric to the unit
- 3Place a pan or hose to direct water to a drain if possible
- 4Call a plumber for replacement — most BC municipalities require permits for water heater replacement
