Thermal Imaging Leak Detection in British Columbia
Infrared cameras that see moisture through walls, floors and ceilings.

What is thermal imaging leak detection?
Thermal imaging (infrared thermography) detects the subtle temperature differences created when water evaporates or when warm and cold water lines run behind finished surfaces. It is one of the fastest, most non-destructive ways to map moisture across an entire wall, ceiling or floor and to narrow a search before any access is made.
How our thermal imaging process works
- 1We survey suspect areas with a high-resolution infrared camera that reads surface temperature.
- 2Evaporative cooling and pipe temperature show up as distinct thermal patterns.
- 3We cross-check anomalies with a moisture meter to confirm the readings are water, not shadow or insulation gaps.
- 4Findings are captured as paired infrared and visible-light photos for your report.

Thermal Imaging — frequently asked questions
Does thermal imaging see through walls?
Not literally — it reads the surface temperature of the wall. Where moisture or a temperature-different pipe sits behind the surface, it changes that surface temperature in a pattern we can interpret.
Is thermal imaging enough on its own?
It is excellent for mapping and narrowing the area, but we always confirm with a moisture meter and a second method so you are not opening a wall on a false reading.
