Infrared roof moisture scanning is a specialized application of thermal imaging for flat and low-slope roof systems. During the evening or early morning hours, when the roof surface is cooling after daytime solar heating, areas of trapped moisture within the roof assembly retain heat longer than dry areas, creating distinct temperature patterns visible with infrared cameras. Our certified thermographers conduct systematic scans of the entire roof surface — either by walking the roof with a handheld camera or using a drone-mounted thermal camera for larger buildings. The resulting thermal map identifies the precise location of wet insulation, membrane breaches, and ponding water. This method is the gold standard for roof asset management and warranty claim documentation.
