Pre-Purchase Moisture Inspection in BC: What Every Home Buyer Should Know

A standard home inspection is a valuable part of any BC real estate transaction. But a general inspector's visual walk-through is, by definition, limited to what can be seen. Hidden water damage, moisture trapped in walls, and active slow leaks leave no visible trace until they are already causing serious damage. What a General Home Inspection Doesn't Cover

BC's licensed home inspectors do excellent visual work — checking the roof, electrical, plumbing, structure, and mechanical systems. They operate according to the BC Home Inspector Standards of Practice, which specifically limits them to visible systems and components. They are not equipped to detect:

  • Moisture behind intact drywall, wallboard or tile

BC-Specific Risks to Know About

Poly-B Plumbing

Many BC homes from the 1970s–90s were plumbed with polybutylene (Poly-B) pipe, which has a documented history of failure and may leak inside walls or ceilings before the homeowner is aware. Thermal scanning can reveal active or recent Poly-B failures in accessible areas.

High Groundwater and Rainfall

Metro Vancouver, the Fraser Valley and Vancouver Island all receive significant annual rainfall. Foundations and below-grade spaces are more vulnerable here than in drier parts of Canada.
