A building envelope inspection assesses the waterproofing and moisture management of a building's exterior shell — windows, doors, cladding, balconies, roofing and flashings. It identifies where water is penetrating and maps the moisture damage inside the assembly.

What is leaky condo syndrome in BC?

Leaky condo syndrome refers to widespread moisture damage in BC buildings constructed primarily in the 1980s and 1990s with face-sealed (non-drained) stucco and wood-frame construction. Water entered through unsealed joints and was trapped in the wall assembly, causing rot, mold and structural damage. Many buildings still show ongoing moisture problems or have not been fully remediated.

Can envelope inspection find active leaks vs. old damage?

Yes. We distinguish between active moisture infiltration (currently wet) and residual elevated moisture from a past event. Thermal imaging is most useful during or shortly after rain. Moisture meters and probing confirm whether readings are old or ongoing.
