Window & Door Leak Detection Across BC
Find exactly where windows and doors let water in — without destructive probing
About This Service
Windows and doors are the most common entry points for water in BC's wet climate. A failing perimeter sealant, compressed gasket, cracked frame or improperly flashed rough opening can allow water to track into the wall cavity for months before it appears as a stain inside. We combine controlled water testing, infrared scanning and moisture mapping to find the exact breach, so your installer seals the right place and the damage stops.
Why This Inspection Matters
Our Inspection Process
- 1
We review the affected windows and doors and note any visible caulking failures, frame damage or staining.
- 2
A controlled water test (spray rack or hose) replicates rain conditions at the suspect detail.
- 3
Thermal imaging from inside the building identifies cold, wet zones behind walls and above windows.
- 4
Moisture meters confirm readings at flagged areas.
- 5
We document each entry point with paired infrared and visible photos and mark it for the repair crew.
What You Receive

Frequently asked questions
Why do I see the stain far from the window?
Water from a failing window perimeter travels along framing and vapour barriers before appearing at a stain, which can be a metre or more from the actual breach. We trace it back.
Can you test a window that only leaks in certain rain conditions?
We replicate driving rain with a spray rack and test pressure. If the leak only occurs at extreme conditions, we note this and test accordingly.
Does this require opening the wall?
Not to locate the leak — our methods are non-invasive. We only recommend opening a wall once the source is confirmed, and we specify where to open.
