About This Service

Parkade ceilings (the underside of the occupied podium or ground-level slab) and rooftop planter boxes are major leak sources in BC strata buildings. Water migrates through failed membrane, cracked concrete or blocked drainage and appears as staining or active dripping on the parkade ceiling or through the building envelope. We use thermal imaging and moisture mapping to identify the failure zone above without requiring immediate demolition of landscaping or paving.

Not initially. Thermal imaging from the parkade below identifies the moisture zones above without disturbing surface finishes. This allows the engineer and contractor to target their investigation and minimise the area of landscaping or paving that must be removed.

Yes — ongoing moisture causes progressive rebar corrosion and concrete deterioration. Understanding whether the leak is active or historic, and exactly where it's entering, is essential for planning a cost-effective repair before structural damage becomes severe.

Can you scan the slab directly above the parkade as well?
