Utility Locating & Concrete Scanning Across British Columbia
Electromagnetic (EM) line locating and Ground-Penetrating Radar (GPR) — the two essential subsurface technologies, deployed together so nothing beneath your project is missed. For every property type and every trade.
Electromagnetic (EM) Scan & Line Locating
Traces every conductive buried line — metallic pipe, power, telecom and fibre — and pinpoints cable faults.
- Metallic Pipe & Cable Locating
- Live Power & HV Cable Detection
- Telecom & Fibre-Optic Conduit Locating
- Sonde Locating for Non-Metallic Pipe & Drains
- Utility Depth Measurement & Cable Fault Location
- Pre-Excavation EM Utility Survey
Ground-Penetrating Radar (GPR)
Images what EM cannot — non-metallic pipe, fibre duct, concrete rebar, post-tension cable and subsurface voids.
- Concrete Scanning with GPR
- Underground Utility Locating with GPR
- GPR Void & Sinkhole Detection
- Rebar & Structural Mapping with GPR
- Buried Pipe Mapping in Slabs & Ground
Why We Use Both on Every Survey
No single technology sees everything underground. EM traces conductive lines with precision but is blind to bare PVC, PE and fibre duct. GPR images those — and concrete reinforcement and voids — but does not trace a live cable the way EM does. Run together, they leave nothing hidden. That is how we protect your crew, your structure and your schedule.
For Every Property Type
Locating and scanning protect every kind of property across British Columbia.
Single-Family Homes
Locate buried water, gas and electrical services and scan slabs before a renovation, addition, pool or in-floor heating install.
Condos & Apartments
Scan suite slabs and walls for post-tension cables, rebar and conduit before any core or anchor drilling.
Strata Properties
Locate buried site services and scan parkade slabs for voids and embedded hazards as part of depreciation and capital planning.
High-Rise Buildings
Post-tension and rebar scanning floor-by-floor before coring for new mechanical, electrical or plumbing penetrations.
Office Buildings
Concrete scanning before tenant-improvement coring and EM locating of in-slab power and data before any cut.
Retail & Shopping Centres
Locate buried site utilities and scan slabs before signage footings, refrigeration lines and fit-out penetrations.
Warehouses & Industrial
Scan thick industrial floors for rebar, conduit and voids and locate buried process and service lines before machine-base or rack-anchor drilling.
Healthcare Facilities
Non-ionising concrete scanning (no radiation exclusion zone) before coring in occupied clinical areas, plus medical-gas and conduit locating.
Schools & Education
Locate buried site services and scan slabs before playground, portable and renovation works — scheduled around school calendars.
Government & Municipal
Documented, auditable EM + GPR locates for civic sites, plus water-main and duct-bank mapping for municipal infrastructure.
Hotels & Hospitality
Concrete scanning before pool, spa and renovation coring and EM locating of buried site services around occupied properties.
Heritage & Historic Buildings
Non-destructive scanning and locating that protects irreplaceable structures — map reinforcement and services before any intervention.

Frequently asked questions
What's the difference between EM locating and GPR scanning?
Electromagnetic (EM) locating traces conductive buried lines — metallic pipe, power and telecom — by the electrical signal they carry. Ground-Penetrating Radar (GPR) images everything, including non-conductive PVC and PE pipe, fibre duct, concrete reinforcement and subsurface voids. The two are complementary and we use them together for complete coverage.
When do I need utility locating and concrete scanning?
Before any excavation, trenching, grading, coring, saw-cutting or anchor drilling. Locating finds buried services before you dig; concrete scanning finds rebar, post-tension cable and conduit before you cut or core a slab or wall.
Do you cover private utilities?
Yes. BC One Call covers public utilities to the property line only. We locate the private, owner-installed services inside the property that BC One Call never sees — and provide depth, marking and a documented plan.
Is LeakInspections.ca a division of Anyleak.ca?
Yes. LeakInspections.ca is a division of Anyleak.ca and part of the Leak.ca family — BC's subsurface locating and leak detection specialists since 1999.
