About This Service
Balcony and deck waterproofing membranes in BC take a beating from UV, freeze-thaw cycling and foot traffic. When the membrane fails, water gets beneath the walking surface and into the structural deck — causing rot, delamination and, in wood-frame buildings, threatening the connection between the balcony and the building structure. We use infrared scanning, moisture meters and electronic leak detection to find breaches before structural damage occurs.

How do you find a membrane breach under pavers?
Electronic (low-voltage) leak detection applies a current across the membrane and finds where it escapes to ground through a breach — even through pavers, patio tiles or loose aggregate.
Do you need to remove the deck tiles?
No for detection. Electronic and thermal methods locate the breach without removing the topping. Confirmation and repair do require accessing the membrane.
Who is responsible for balcony waterproofing in a strata?
In BC, the common-property waterproofing membrane is typically the strata corporation's responsibility; finishes on top of it belong to the owner. Our report identifies which layer has failed to support correct responsibility assignment.
