About This Service

Curtain wall and glass facade systems on commercial and high-rise buildings require specialised leak investigation. Pressure differentials, failed gaskets, improper drainage paths and deteriorated structural silicone all cause water to track through the system in unexpected ways. We combine aerial drone inspection, controlled water testing, thermal imaging and borescope access to trace leaks in curtain wall assemblies without destructive investigation.

    Borescope inspection checks drainage ports, weeps and structural silicone condition where accessible.

    We map findings on an elevation drawing, identifying each defective sealant joint or gasket.

Do you need to access the facade from the outside?

Drone inspection handles the visual survey of exterior defects. For controlled water testing, we typically test from the interior side while an assistant applies water at the exterior — or we coordinate rope access or lift access.

How do you find a leak that moves several floors inside?

Water in curtain wall tracks along mullions and drainage channels. Thermal imaging traces the moisture path from its lowest visible point back upward to the actual entry.

Can you work around building occupants?

Yes. Water testing is done bay by bay, and thermal imaging is non-destructive. We work around occupied suites with minimal disruption.
