About This Service

One-coat stucco and EIFS (Exterior Insulation and Finish Systems) are the cladding types most associated with BC's 'leaky condo' crisis. Applied over wood-frame construction without a drainage plane, they trap water that enters at cracks, window perimeters and parapet details. We use infrared thermal imaging, invasive probe testing and moisture mapping to document the extent of moisture inside the wall and find the entry points that need sealing.

Why This Inspection Matters

BC's 'leaky condo' crisis was driven primarily by one-coat stucco on wood-frame buildings from the 1980s–2000s
Moisture trapped behind stucco rots sheathing and framing silently for years
Strata depreciation reports require documented envelope condition data for reserve fund planning
Early assessment and repair costs a fraction of structural remediation

Our Inspection Process

  1. 1

We review available building records and conduct a visual survey of the exterior.

  2. 2

Infrared scanning of interior surfaces identifies cold zones behind affected wall sections.

  3. 3

We perform selective probe testing at suspect locations to measure moisture in the wall assembly.

  4. 4

Moisture meters grade the extent and depth of saturation.

  5. 5

We produce a wall-by-wall condition report mapping wet versus dry sections and identifying entry points.

What You Receive

  • Elevation-by-elevation moisture condition map
  • Thermal imagery of wet wall sections
  • Probe moisture readings at sample locations
  • Identified water-entry details (cracks, failed sealants, flashing)
  • Remediation priority and scope for your engineer

Frequently asked questions

How do I know if my building has the 'leaky condo' problem?

Common indicators are one-coat stucco cladding, lack of a drainage plane, construction between 1985–2000, and interior staining. Our survey answers the question definitively.

What is a drainage plane and why does it matter?

A drainage plane is a gap or membrane behind the cladding that allows water to run down and out rather than into the structure. Buildings without one trap all moisture that gets through the surface.

Can you recommend a remediation contractor?

We specialise in detection and diagnosis. Our report gives a remediation engineer and contractor the data they need to plan a targeted or full re-clad scope.
