The insurer has sent their own adjuster — do we still need an independent inspection?
The insurance adjuster represents the insurer's interests. An independent inspection report represents the strata corporation's or unit owner's interests. In complex claims — especially between-unit disputes or large commercial losses — independent documentation is essential for achieving a fair outcome.
Can you distinguish between a sudden leak event and long-term water ingress?
In most cases, yes. Long-term moisture ingress leaves evidence: staining patterns, mould growth through multiple paint layers, deteriorated substrate, and elevated moisture at consistent locations regardless of recent rain events. Sudden events typically show moisture concentrated near a point source with recent staining only. Our reports document the evidence for each scenario.
