Drone Building Facade & Envelope Inspection Across BC

Close-up aerial inspection of cladding, windows and flashing without scaffolding

Serving BC since 1999
Non-invasive detection
Insurance-ready reports
Rapid response across BC

About This Service

High-rise and mid-rise facades develop cracks, failed sealants and water-entry points that are costly and dangerous to inspect from scaffolding. A drone with a high-resolution zoom camera and thermal sensor inspects every elevation at close range, identifying cladding defects, failed perimeter sealants, window leaks, and moisture behind the cladding — all without mobilising lifts or blocking sidewalks.

When to Request This Inspection

Strata corporations investigating inter-suite water leaks from the exterior
Property managers scheduling facade re-caulking on multi-storey buildings
Pre-depreciation-report moisture assessments for high-rise stratas
Post-storm damage surveys after hail or high winds
Developer punch-list inspections before handing over a new building

Our Inspection Process

  1. 1

We plan flight paths for each elevation, ensuring close proximity without risk to glass or cladding.

  2. 2

A combination of 4K zoom video and thermal imaging captures every panel, sealant joint and window perimeter.

  3. 3

We annotate defects on an elevation drawing with GPS coordinates for precise repair targeting.

  4. 4

Thermal imaging confirms where moisture has penetrated the cladding or window frame.

  5. 5

A storey-by-storey report is produced, ready for your strata engineer or contractor.

What You Receive

  • Annotated elevation photos for all four facades
  • Thermal images of suspect cladding zones and window perimeters
  • Defect log with GPS-positioned repair targets
  • Written report for strata council, engineers and insurers
  • Repair-priority ranking by severity

Frequently asked questions

Can a drone get close enough to see sealant failures?

Yes. Modern professional drones carry cameras that resolve cracks and failed sealants at close range, and we fly them safely adjacent to the facade.

Is this useful for wood-frame buildings?

Absolutely — wood-frame mid-rise buildings with EIFS or fibre-cement cladding are especially prone to envelope failures, and aerial thermal scanning finds moisture before it causes rot.

Do you coordinate with strata property managers?

Yes. We work directly with property managers and provide reports formatted for strata council meetings and depreciation-report engineers.
