About This Service

Commercial roof leaks in BC carry financial consequences far beyond the repair cost: damaged inventory, equipment failure, tenant complaints, business interruption claims, and accelerated structural deterioration. We provide thermal imaging drone surveys, electronic leak detection and nuclear moisture gauge testing for commercial, retail, warehouse and institutional roofs — producing a documented report that supports insurance claims and guides targeted repair rather than full roof replacement.

Common Causes

Failed membrane at HVAC unit curbs, exhaust penetrations or rooftop equipment
Blocked or deteriorated interior roof drains causing ponding and membrane stress
Age-related membrane delamination or embrittlement
Movement-related seam failures at expansion joints or building additions
Parapet wall cap flashing failure allowing water to track down the interior face
Previous patch repairs that have failed or have missed the actual breach

Warning Signs

  • Ceiling stains or active drips in the occupied space below
  • Water-damaged ceiling tiles, insulation or sprinkler heads
  • Blistering, alligatoring or open seams visible on the membrane surface
  • Drainage sumps or interior drains overflowing during rain
  • Recurring stains that reappear after previous patch attempts
  • Rust or mineral deposits on the underside of the structural deck

Detection Process

  1. 1

Post-sunset thermal drone survey of the full roof area identifies wet insulation zones.

  2. 2

Walking survey of the membrane, all penetrations, drains, HVAC curbs and parapet cap flashings.

  3. 3

Electronic leak detection (ELD) for fully adhered single-ply membranes — a low-voltage field pinpoints breach locations to within centimetres.

  4. 4

Nuclear moisture gauge testing confirms wet insulation depth and extent at selected locations.

  5. 5

A repair priority map is produced — critical (actively leaking over occupied space), high, and maintenance.

What You Receive

  • Thermal drone imagery with moisture zones annotated on a roof plan
  • Electronic leak detection scan results (where applicable)
  • Nuclear gauge moisture confirmation readings
  • Repair priority map with breach locations and recommended action
  • Report suitable for commercial property manager, strata council, insurer or engineer

Frequently asked questions

Can you test a roof while it's occupied and the business is operating?

Yes. The drone thermal survey is non-invasive and does not require interior access. The walking inspection requires brief roof access only. ELD testing does require a qualified crew on the roof but does not disturb interior operations.

My building has multiple roof sections and levels — can you survey the whole complex?

Yes. We survey roof complexes of any size and produce a unified report covering all sections, with separate zone identifiers for each roof level or addition.

We had a full roof replacement two years ago and it still leaks. What happened?

Post-installation leaks often involve flashing details, penetration sealing or drain connections that were not executed to spec, or membrane damage from subsequent HVAC trades. ELD testing can locate specific breach points on new membranes, providing evidence for the roofing contractor's warranty claim.
