About This Service

Residential roof leaks in BC most commonly occur at flashings, valleys, penetrations and near the eaves rather than through intact shingles. Water entering at the ridge or upper slope can travel 2–4 metres along the roof sheathing before dripping — making the ceiling stain a poor guide to the leak source. Thermal imaging and targeted water testing locate the breach point precisely before a contractor opens any ceilings or disturbs the attic insulation.

Common Causes

Failed or missing step flashing at dormers, chimneys and wall-to-roof transitions
Deteriorated or missing valley flashing allowing water to back up under shingles
Cracked or missing sealant at vent pipe, skylight and exhaust penetrations
Ice damming at the eaves in BC mountain communities
Lifted, cracked or missing shingles exposing the underlayment
Improper attic ventilation causing condensation on the underside of the sheathing (often mistaken for a roof leak)

Warning Signs

  • Water stain, discolouration or active drip on the ceiling or upper wall
  • Wet or stained attic insulation (visible if attic is accessible)
  • Daylight visible through the roof sheathing from inside the attic
  • Granule loss from asphalt shingles accumulating in gutters
  • Staining on exterior siding below a roof-wall transition
  • Mould on attic framing or underside of sheathing

Detection Process

  1. 1

Attic inspection (where accessible) — we look for daylight, staining, wet insulation and mould on framing.

  2. 2

Thermal imaging from the interior maps the moisture extent in the ceiling and any walls.

  3. 3

Exterior roof inspection to identify flashing condition, penetration sealants, shingle condition and valley integrity.

  4. 4

Controlled water testing: water applied to specific roof sections while monitoring inside confirms which area is the source.

  5. 5

We mark the breach point and provide a repair scope for the roofing contractor.

What You Receive

  • Attic inspection photos and moisture observations
  • Thermal imagery of ceiling and wall moisture extent
  • Exterior roof inspection notes with photos of suspect areas
  • Water test results confirming the breach location
  • Written report with repair recommendations for your roofing contractor

Frequently asked questions

The stain is in the middle of the ceiling — does that mean the leak is directly above it?

Rarely. Water entering at a flashing or valley travels along the sheathing, rafters or insulation before dripping. The stain marks where the water fell, not where it entered. Thermal imaging traces the moisture back to its source.

My roofer patched the area above the stain twice and it still leaks — why?

This is the most common roof leak pattern. The patch addresses the visible suspect area, not the actual entry point. An inspection-first approach that locates the entry point before any repair eliminates repeat callbacks.

Could the stain be from condensation rather than a roof leak?

Yes, and this is more common than most homeowners expect in BC's climate. Insufficient attic ventilation causes humid air from the living space to condense on cold sheathing and drip. The pattern typically appears in winter and disappears in summer. Thermal imaging and an attic inspection distinguish condensation moisture from active infiltration.
