When a membrane fails, water ponds and migrates laterally before penetrating — meaning the interior stain appears far from the breach. Thermal imaging drone surveys identify wet insulation zones after sunset with exceptional clarity, allowing pinpoint repair rather than full re-roofing.

Why does thermal imaging work better at night for flat roofs?

During the day, solar loading heats the entire roof surface, masking wet insulation. After sunset, the surface cools. Wet insulation releases its absorbed heat more slowly than dry insulation, creating a clear thermal contrast that shows exactly where moisture is trapped — even beneath an intact-looking membrane.

Can you find a leak if the membrane looks intact from above?

Yes. Seam failures are often invisible to visual inspection — the lap appears closed but has separated slightly, allowing water under capillary action. Thermal imaging sees the wet insulation below, not the membrane surface above.

Do I need to replace the whole roof?

Usually not. Most flat roof leaks involve a small number of discrete breach points. Our report identifies exactly where repairs are needed, allowing targeted patching or flashing repair rather than full membrane replacement.
