Flat Roof Leak Detection — BC Specialists
Locate flat roof membrane failures precisely — before standing water reaches the structure below
About This Service
Flat roofs on BC commercial buildings, strata towers, and modern residential construction are waterproofed with TPO, EPDM, modified bitumen or built-up roofing (BUR). When a membrane fails, water ponds and migrates laterally before penetrating — meaning the interior stain appears far from the breach. Thermal imaging drone surveys identify wet insulation zones after sunset with exceptional clarity, allowing pinpoint repair rather than full re-roofing.
Common Causes
Warning Signs
- Ceiling stains or active drips inside the building during or after rain
- Bubbling, blistering or raised areas on the membrane surface
- Standing water that remains more than 48 hours after rain
- Visible cracks, tears or open seams in the membrane
- Staining or efflorescence on parapet walls or fascia
- Mould or odour in the top-floor ceiling space
Detection Process
- 1
We perform a post-sunset thermal imaging drone survey — wet insulation retains heat longer than dry insulation, appearing as warm zones on the thermal image.
- 2
A walking survey of the membrane identifies visible defects, failed seams, deteriorated flashings and drain conditions.
- 3
For active or ambiguous findings, nuclear moisture gauge testing confirms wet insulation at specific locations.
- 4
We map all moisture zones and primary breach locations on a roof plan drawing.
- 5
The roofing contractor receives a targeted repair map, eliminating guesswork and unnecessary demolition.
What You Receive
- Thermal drone imagery of the full roof area with moisture zones marked
- Ground-level membrane inspection notes and photos
- Moisture zone map on a scaled roof plan
- Located breach points and their likely cause
- Written report suitable for property manager, strata council or insurer

Frequently asked questions
Why does thermal imaging work better at night for flat roofs?
During the day, solar loading heats the entire roof surface, masking wet insulation. After sunset, the surface cools. Wet insulation releases its absorbed heat more slowly than dry insulation, creating a clear thermal contrast that shows exactly where moisture is trapped — even beneath an intact-looking membrane.
Can you find a leak if the membrane looks intact from above?
Yes. Seam failures are often invisible to visual inspection — the lap appears closed but has separated slightly, allowing water under capillary action. Thermal imaging sees the wet insulation below, not the membrane surface above.
Do I need to replace the whole roof?
Usually not. Most flat roof leaks involve a small number of discrete breach points. Our report identifies exactly where repairs are needed, allowing targeted patching or flashing repair rather than full membrane replacement. Many BC buildings extend flat roof life by 5–10 years with targeted maintenance based on inspection findings.
