Utility Tunnel & Service Corridor Leak Detection

Utility tunnels and service corridors carry a building's or campus's mechanical and electrical lifelines — and water appearing in them has two very different causes: a leak from the piping inside, or groundwater infiltrating through the structure. We investigate both, distinguish one from the other, and map the moisture so the right repair is made.

Two leak sources in tunnels

Water in a utility tunnel is either a pressurised pipe leak (domestic, mechanical, fire) or structural infiltration (groundwater through joints, walls or the slab). The remediation is completely different, so distinguishing them is the first job of the investigation.

Investigating embedded & buried piping in corridors

Service corridors are dense with insulated and embedded piping. We trace and test the lines acoustically and with tracer gas, and use thermal imaging to find temperature anomalies along the run.

Methods we combine

Confined, service-dense spaces call for a layered approach:

Acoustic

Locates pressurised pipe leaks within the corridor.

Thermal imaging

Reveals hot/cold leak signatures and damp zones on walls and slabs.

Moisture mapping

Grades and maps how wet the structure is along the corridor.

Tracer gas / dye

Confirms infiltration paths through joints and penetrations.

Distinguishing infiltration from a pressurised leak

By correlating moisture patterns with rainfall and pressure tests on the piping, we determine whether the water is groundwater infiltration or a system leak — and document the evidence for facilities and structural engineers.

Where this applies

  • University and college campuses
  • Hospital and healthcare service tunnels
  • Municipal and civic building corridors
  • Large institutional and industrial complexes

What you receive

  • Determination: pipe leak vs. structural infiltration
  • Moisture map along the corridor
  • Located pipe leak or infiltration path
  • Report for facilities and structural engineers

Utility Tunnel Leak Detection across Metro Vancouver & BC

We serve universities and clients throughout British Columbia — Metro Vancouver, the Fraser Valley, Vancouver Island and the Interior.

Frequently asked questions

Is the water a pipe leak or groundwater?

That is exactly what we determine — by correlating moisture patterns with rainfall and pressure-testing the piping to confirm or rule out a system leak.

Can you map moisture along a corridor?

Yes. Moisture mapping grades and records how wet the structure is along the full run, highlighting active zones.

Do you work in confined service spaces?

Yes, following appropriate access and safety procedures for service tunnels and chases.

Can you investigate without shutting services?

In most cases yes — our methods are non-invasive and we coordinate any necessary isolation with facilities.

What report do facilities receive?

A report identifying the source (leak or infiltration), the location, the moisture map and recommended next steps for facilities and engineers.
