Under a large commercial or industrial concrete floor, a pressurised pipe leak can undermine the slab, waste water and disrupt operations — and cutting blind to find it is enormously costly. We locate sub-slab leaks from the surface and mark the single spot to core, then scan that spot for rebar and conduit so the cut is safe.

Sub-slab leaks under large floors

Commercial and industrial slabs are thick, heavily reinforced and often carry production above them. A leak in the domestic-water, mechanical or process piping beneath shows as damp, efflorescence or unexplained water loss. The challenge is locating it without trenching the floor.

We combine pressurised-leak and imaging methods:

Locate the exact cut point — one core, not a trench

The whole point of a sub-slab investigation is to convert an open-ended floor demolition into a single, confident core. We mark the spot, confirm depth, and GPR-scan it for embedded hazards before anyone cuts.

Process-line vs. domestic-water leaks

Industrial floors carry process and mechanical lines as well as domestic water. We identify which system is leaking so the right trade makes the repair and production planning is accurate.

Detection methods we use

Acoustic

Detects the sound of a pressurised leak transmitted through the slab.

Tracer gas

Pinpoints leaks on quiet plastic lines and confirms the acoustic position.

GPR pre-cut scan

Maps rebar, post-tension and conduit at the cut location so coring is safe.
