No-Dig, Non-Invasive Underground Leak Detection
When water is escaping from a buried line under a commercial property, parkade or campus, the last thing you want is an exploratory trench across the site. No-dig leak detection finds the exact point of the leak first — using acoustic, correlation, tracer gas and ground-penetrating radar — so any excavation is a single small pit at the confirmed location instead of a destructive search.
What "no-dig" leak detection actually means
No-dig (non-invasive) detection locates a buried or concealed leak using surface-applied technology — no trenching, no breaking concrete to look. We confirm the leak exists, identify which system it is on, trace its route, and mark the precise location and depth. Your contractor then opens one targeted spot. The result is dramatically less disruption to operations, landscaping, parking and finishes.
When non-invasive detection is the right call
Non-invasive detection is the correct first step in almost every commercial underground leak scenario:
Unexplained water loss or a spiking bill
A jump in metered consumption or a pressure-zone imbalance points to a buried leak that needs locating before any repair is scoped.
Wet parkade slab, landscaping or chronic damp
Surface symptoms rarely sit above the leak. We trace the water back to its true source.
Pre-excavation verification
Before any planned dig, we confirm exactly where the line and the leak are so excavation is targeted and safe.
Detection methods we use
Acoustic listening
Ground microphones detect the sound a pressurised leak makes through soil and pavement.
Leak-noise correlation
Two sensors calculate the leak position from the time difference of the sound — accurate to within a metre.
Tracer gas
Safe hydrogen tracer rises through the ground over a leak that makes little acoustic noise (plastic pipe).
Ground-penetrating radar (GPR)
Images the pipe route and washout voids that a leak has created beneath a slab.
Thermal imaging
Reveals temperature anomalies from hot- or cold-water leaks beneath surfaces.
Where this applies
- Office towers, commercial plazas and retail sites
- Strata and multi-family complexes
- Institutional campuses, hospitals and schools
- Industrial sites and warehouses
What you receive
- Confirmation the leak exists and which system it is on
- Surface-marked leak location with depth estimate
- One targeted excavation point — not a trench
- Written report suitable for property managers, engineers and insurers

Frequently asked questions
Can you really find a buried leak without digging?
Yes. Acoustic, correlation, tracer gas and GPR locate the great majority of buried leaks from the surface. We only recommend a single small excavation at the confirmed point — never an exploratory trench.
How accurate is the marked location?
On pressurised lines, correlation typically places the leak to within about a metre. We state the confidence level and recommend potholing to confirm before mechanical excavation.
Do you repair the leak as well?
We are a detection specialist — we locate and document the leak so your plumber or contractor can make a single targeted repair. We do not perform the excavation or repair ourselves.
How quickly can you attend a commercial site?
We schedule promptly for commercial and institutional clients. Contact us with the site and scope and we will confirm availability.
Do you provide a report for our insurer?
Yes. Every investigation includes a written report with the location, method and evidence — formatted for property managers, engineers and insurers.
