What is infrared roof moisture scanning?
Flat and low-slope roofs trap water in the insulation long before it drips inside. Infrared roof scanning, performed as the roof cools after sunset, reveals wet insulation as warm zones that retain heat — mapping the saturated area so repairs target the real problem rather than the whole roof.
How it works
- 1We scan the roof as it cools, when wet insulation retains heat and stands out.
- 2Warm thermal signatures outline the saturated area.
- 3We confirm with capacitance moisture readings.
- 4The wet area is mapped for targeted repair or re-roofing.
Advantages
Maps wet insulation across the whole roof
Avoids unnecessary full re-roofing
Non-destructive
Ideal for commercial flat roofs

Roof Thermal Scan — FAQs
Why scan a roof at dusk?
Dry and wet insulation cool at different rates; scanning as the roof cools makes the moist areas glow warm against the dry deck.
Can this save a full re-roof?
Often, yes — by showing exactly which sections are wet, repairs can target those areas instead of replacing the entire roof.
